What is the difference between a manufactured home and a modular home?
While both manufactured homes and modular homes are built in a factory environment, there are some differences between the two. The main source of difference between modular and manufactured homes is the code to which they are built. Manufactured homes are built to a federal HUD code, while modular homes are built to state or local residential building codes.
How is factory built housing different than site built homes?
Factory built homes are built off site in a controlled manufacturing environment. Each home is built in sections, or modules, and then transported to the site where they are installed on permanent foundations, and completed by professional installers. Approximately 80% – 90% of factory built construction takes place indoors where materials are protected from the elements and a consistent workforce assembles the home in over 25 different stations.
Do manufactured and modular homes use the same building materials as site built homes?
Yes. Both manufactured and modular homes use the same or similar building materials as site built homes. In a cut section view, you’ll see everything from roof trusses to structural floor decking and 2×4 or 2×6 exterior walls. In the ceilings you’ll primarily see blown cellulose insulation, along with fiberglass batts in the wall cavities.

Champion sells our homes through a large network of independently-owned retailers and small builders located throughout the country. Pricing information on specific homes can be found through these retailers. They will be able to quote homes based on the foundation you need, options you desire and any site work necessary.
Where can I find information about financing a modular home?
From pre-approval through closing, your local Champion retailer has the expertise to guide you through the financing process. They’ll be able to provide you with local and national banks, and the credit unions they have experience with and explain the different types of loan programs available.
Does Champion build homes with two stories?
Yes, Champion builds all different types of homes including ranches, two-story and Cape Cod style homes.
Can factory built homes be placed on basements?
Both manufactured homes and modular homes can be placed on a basement or crawl space. The specifications for doing so vary from region to region, but both are possible. At Champion, we offer a few different foundation prints to assist the retailer and setup crew with the design of the foundation you decide to use.
Do your Cape Cod models come with a finished upstairs?
Our Cape Cod floor plans are shipped with a finished first floor and the second floor can be finished as additional living space on-site. Whether you want a few more bedrooms and a full bath or a large bonus room for games and entertaining, one of our independent retailers can work with you to design and finish the second floor area to meet your needs.
